Renewal fees are payable by the landlord if the tenant extends, renews or just stays on under a new agreement irrespective of the level of service.

Tenancy set up fee:
£25 per tenant (Including VAT)

To process tenants’ references, credit checks and tenancy administration.


Right to Rent Passport Check:
£15 per person (Including VAT)

Deposit Registration admin fee:
£100 (Including VAT)

For the agent to register the deposit and issue the tenants with the Deposit Certificate and Prescribed Information paperwork within 30 days of start of tenancy.


Rent Guarantee Insurance set up for 12 months and legal cover (Let Only):
£395 per annum (Including VAT)

For RC and FM services, prices may differ. Policy is between agent and the insurer and subject to the rent insurance policy T&Cs.


Inventory Check-In Fee
£150 - £350 (Including VAT)

Arrange an Inventory and Schedule of Condition of the property with photos, take meter readings and key hand over. Subject to bedroom number / size


Inventory Check-Out Fee
£150 - £350 (Including VAT)

Agree with the tenant(s) check out date and time. Arrange an inventory provider to attend undertake an updated Schedule of Condition based on the original inventory and key handover. Subject to bedroom number / size.


Gas Safety Certificate (CP12)
£96 (Including VAT)

Electrical Inspection Condition Report (EICR):
£250 - £295 (Including VAT)

Subject to size, works needed and contractor availability.



Energy Performance Certificate (EPC):
£108 (Including VAT)

Smoke Alarm installation:
£96 (Including VAT)

Installation of a battery powered device.


Carbon Monoxide Alarm installation:
£96 (Including VAT)

PAT Testing:
£145 (Including VAT)

Arrange Legionella risk assessment:
£195 (Including VAT)

A landlord has responsibility to assess and control the risk of Legionella under the HSE revised Approved Code of Practice (ACOP) and guidance Legionnaires’ disease: The control of legionella bacteria in water systems.


Serve Section 21 Notice:
£150 (Including VAT)

Issue notice to property and evidence service.


Service of Section 13 Notice:
£75(Including VAT)

Review rent in accordance with current prevailing market condition and advise the landlord, where a new rent cannot be agreed with your tenant, upon receipt of instructions prepare and serve a Section 13 Notice to increase rent for a periodic tenancy.


Variation of Tenancy Agreement, addendums or other changes:
£150(Including VAT)

Name changes, additional addendums, early termination agreements or alternations / paperwork needed.


Deposit Dispute Arbitration submission for case:
£200(Including VAT)

Prepare deposit dilapidations proposal and compile paperwork for claims, obtain quotes, and gather evidence for the DPS arbitration process.


Annual landlord Self-Assessment Statement:
£65(Including VAT)

Preparation of rental income and expenses for the tax year April – April.


Copy statement posted:
£20(Including VAT)

Submission of Non-Resident Landlords receipts to HMRC:
£180(Including VAT) every three months

If we manage or collect the rent, the above fee applies for us to process and remit quarterly return to the HMRC – and respond to any specific queries.


Additional Property Inspections:
£95(Including VAT)

Court, tribunals, arbitration attendance:
£450(Including VAT)

If you require a member of our staff to attend any tribunals, court proceedings or arbitrations hearings.


Withdrawal of tenancy by landlord fee:
1 week’s rent(Including VAT)

If the landlord agrees to proceed with a tenancy and subsequently withdraws for any reason other than adverse or unsatisfactory references, this is charged to cover our administration and advertising costs.


Management during void periods (FM):
£60 (Including VAT)per week

Preparation and submission of HMO Licence Applications:
£600(Including VAT)

Preparation and submission of Selective Licence Applications:
£300 (Including VAT)

Any works arranged or supervised by agent:
12% of cost of works (Including VAT)

Arranging access and assessing costs with contractors, ensuring work has been carried out in accordance with the specification of works.


Additional services: Where the landlord requires other additional services provided by a third parties, we will provide a quote on case by case basis for the consideration.

The agent is entitled to receive a commission from contractors, tradesmen or any other third party for referrals.

Agency commission fees are quoted as a % of the annual rent.
